Cancellation Policy

Our Cancellation Policy Explained

If you have the need to cancel a reservation for any reason, we allow you to cancel within 60 days of your check in date penalty free, with a full refund of your deposit. Travel insurance is not needed to obtain a full refund if you are 60 days or more away from your arrival date. After the 60 day deadline, cancellation penalties go into effect. The closer to your scheduled arrival date you are, the higher the cancellation penalty will be.

Our cancellation policy is simple. If you cancel within these time frames below you will receive the corresponding refund.

  • 60 Days or More Away from Arrival Date – 100% Refund
  • 59 to 30 Days Away from Arrival Date – 50% Refund
  • 29 to 0 Days Away from Arrival Date – No Refund

***Non Payment*** Full payment for any remaining balance, after the initial booking, is due no later than 60 days prior to your arrival date. We will attempt to charge your credit card on file exactly 60 days before your scheduled arrival date if anything remains owed. If that charge fails, we will contact you via email to attempt obtain payment from you. If you fail to respond to our requests for payment, or cannot complete your payment within 7 business days, your reservation may be automatically cancelled per our policy. Any payments you have made toward your reservation will be subject to the guest cancellation fee schedule above.

***Date Alterations:*** Please understand that if you need to change your reservation dates after booking, it will be treated the same as a cancellation request if it is less than 60 days before your scheduled arrival date. If your arrival date is more than 60 days away, you are free to move your reservation to any dates available at the same property, penalty free as long as it meets our minimum night requirements for the newly selected dates. Dates cannot be changed less than 60 days from your original scheduled arrival date. If a change is necessary less than 60 days from your arrival date, you will need to cancel your original reservation and book again for the new dates. Any cancellation fees or penalties you incur from cancelled reservation will be deducted from your refund, if one is owed.

Travel Insurance Option

Many people do not plan for that unexpected emergency that will prevent them from traveling, but unexpected events occur far too often. We recommend that you at least consider purchasing some form of travel insurance. A link is provided below where you can shop many different providers of travel insurance. Travel insurance is reasonably priced and can cover the full cost of your vacation if you find the need to cancel your reservation outside of the free cancellation period. Each insurance policy is different, but many offer great plans at a fairly reasonable rate. Be sure to read the exclusions for each policy before you purchase a plan. Each insurance carrier is different, and they cover different things. The insurance policy will help recover some or all of your money in case of an unexpected illness or other emergency situation that would cause you to have to cancel your trip unexpectedly.

If you want the flexibility to cancel for any reason you can add this option with some policies. This is sold as an add on to many policies and will cause the price of your premium to increase. Watch for this option so you have that flexibility to cancel up to 48 hours before check in for any reason whatsoever.

We do not deviate from our cancellation policy under any circumstance. It is difficult to find new people to rent a large property on short notice of less than 60 days. We want to be as clear as possible about this so there is no confusion. If you cannot afford to lose your money we highly suggest the insurance.
