Cancellation Policy

Cancellation Policy Overview

We understand that plans can change, and we aim to provide clarity regarding our cancellation policy. Below is a detailed explanation of our policy, including the process for cancellations, payment obligations, and the option for travel insurance.

Cancellation Terms

  •  30 Days or More Before Arrival: Full refund of your deposit
  •  14 to 29 Days Before Arrival: 50% refund of your deposit
  • 13 Days or Less Before Arrival:  No refund

Payment Requirements

Full payment of any outstanding balance is due no later than 60 days prior to your arrival date, unless special arrangements have been made with us. We will attempt to charge your credit card on file exactly 60 days before your scheduled arrival. Should this charge fail, we will contact you via email or phone to arrange payment. If payment is not received within 7 business days of being late, your reservation may be automatically canceled, and any payments made will be subject to the cancellation fees outlined above.

Date Changes

If you need to alter your reservation dates within 60 days of your scheduled arrival, it will be treated as a cancellation request. For changes more than 30 days before your arrival, you may move your reservation to any available dates at the same property without any penalty, provided it meets our minimum night requirements. Date changes cannot be made within 30 days of your original arrival date; in such cases, you will need to cancel your reservation and rebook for the new dates. Cancellation fees will apply as per the above schedule.

Travel Insurance

Unexpected events can disrupt travel plans, and we strongly recommend purchasing travel insurance to mitigate potential losses. Travel insurance can cover the cost of your vacation if you need to cancel outside of the free cancellation period. Various insurance providers offer different plans, and we advise reviewing policy details, including exclusions, to select the coverage that best suits your needs. For additional flexibility, some policies offer a “Cancel for Any Reason” or “CFAR” option, allowing cancellations for any reason, though this may increase the premium.

We adhere strictly to our cancellation policy, as it is challenging to find replacement bookings for our large properties on short notice. Travel insurance is available for most bookings at a small percentage of your total reservation cost. Travel insurance can reimburse you for payments made in the event of a cancellation outside of the free cancellation period. Many travelers forego buying travel insurance until it’s too late, only to find themselves in a situation they wish they’d prepared for. Please know, that insurance policies often need to be secured a certain number of days before your scheduled arrival, so if this is something you’d like to explore, we encourage you not to wait.

Purchasing vacation travel insurance is a personal decision that can help protect amounts paid in cases such as illness, death, travel disruptions, natural disasters, floods, snowstorms, and other severe weather or other conditions. If you are concerned about the potential loss of your reservation payment, we strongly encourage you to purchase insurance.
